Water stress

Water stress describes pressure on local water resources from demand, scarcity, drought, and competing uses. Data center WUE should be interpreted alongside local water stress because the same water use can have different community impact in different basins.

Special Flood Hazard Area is a FEMA-mapped area with special flood, mudflow, or flood-related erosion hazards. It generally represents higher regulatory and insurance concern and should be treated as a major site-screening layer.

An interconnection queue is the list of projects seeking connection and study rights. Queue presence does not equal deliverable power; projects can withdraw, restudy, lose position, or require upgrades that change cost and timing.

Cap rate

Capitalization rate is NOI divided by asset value or purchase price. It is a shorthand valuation metric, but data center assets may trade on power availability, tenant credit, lease term, development risk, and growth options in addition to stabilized NOI.
