Brownfield

Brownfield is a property whose reuse or redevelopment may be complicated by actual or perceived contamination. Brownfields can offer infrastructure advantages, but they require careful environmental, liability, incentive, and remediation review.

Renewable matching

Rack density is the IT power deployed per rack, usually in kW per rack. AI and GPU workloads can push rack densities far above traditional enterprise deployments, changing cooling, floor loading, power distribution, and operations.

NNN lease

Triple net lease generally requires the tenant to pay taxes, insurance, maintenance, and often other operating costs in addition to base rent. In data centers, expense allocation must be drafted carefully because power, infrastructure maintenance, utility upgrades, and taxes can be unusually large.
